What Is the Best Garage Floor Coating? An Honest Comparison
Polyaspartic, epoxy, tiles, sealers and paint compared on durability, downtime, UV stability and cost - including where each one is genuinely the right answer.

For most homes in this climate the answer is a ground slab, a polyurea base and a clear polyaspartic seal over the top. Sunlight does not shift its colour, the work closes in a single day, and it survives hot tires and winter salt for fifteen to twenty years or more. That said, it is not automatically right for every situation, and a comparison that only argues for one option is not much use. Below is each realistic choice with its genuine advantages, its trade-offs, and the case where it is the sensible pick.

Polyurea and polyaspartic
Why it wins most of the time: the two layers cover each other's weaknesses. The polyurea base grips the ground slab and flexes with it through freeze-thaw cycles; the polyaspartic topcoat stays clear in sunlight and takes the abrasion. The trade-off: higher up-front cost than a DIY epoxy kit, and it is not a DIY product - the working time is short enough that it needs someone who installs them regularly.
Epoxy
Where it is genuinely fine: an interior slab that never sees direct sun, on a tighter budget, where a 5 to 10 year life is acceptable. Professional epoxy is a real coating and a properly ground and installed epoxy floor is far better than a badly installed anything.
The trade-off: it is not UV-stable, so the strip inside the door ambers while the back of the garage stays put. It also needs several days of cure between coats, which means the garage is out of use for most of a week. Interlocking tiles
Where they are genuinely the right call: when you cannot or should not coat the slab. Renters, a slab with a moisture problem you are not ready to solve, or a floor you want to be able to take with you. They go down in an afternoon with no prep and no cure.

Penetrating sealers
Where they fit: when your only goal is to stop the slab dusting and to slow moisture absorption, and you do not care how it looks. A sealer soaks in rather than forming a film, so there is nothing to peel.
The trade-off: it changes the appearance very little, does not hide stains or cracks, and needs redoing every few years. Our sealer guide covers when a sealer is genuinely enough.
Floor paint
Included for completeness rather than as a recommendation. Latex or single-part epoxy-fortified floor paint is a thin cosmetic layer, not a system. It wears through in the tire paths quickly and has to be removed before a durable coating can be installed, so it usually adds cost to the eventual proper job.
The short version
Daily garage with sun and salt: polyurea and polyaspartic. Shaded slab on a budget: professional epoxy. Cannot coat the slab at all: tiles. Just stop the dust: sealer. Almost never: paint.
How to choose for your garage
Three questions settle it. Does daylight reach the floor? If yes, UV stability stops being optional. How long do you want to not think about it? A five year horizon and a twenty year horizon point at different products. Can the slab be prepared? Whatever you choose, judge the bid on preparation before product. A mid-range coating over a properly ground slab will outlast a premium coating over a slab that was merely washed.
