How Long Does a Garage Floor Coating Last?
Realistic lifespans by system type, what actually drives the number, and how to tell normal wear from early failure.

A professionally installed polyurea and polyaspartic garage floor typically lasts 15 to 20 years or more. A professional epoxy floor lasts closer to 5 to 10. A DIY kit often does not see out its second winter. Those ranges are wide on purpose, because the biggest variable is not the product at all - it is whether the concrete underneath was properly prepared. Below is what each system realistically delivers, the four things that move the number, and how to tell ordinary wear from a floor that is actually failing.

That last row is the one worth staring at. A premium coating on a slab that was not diamond-ground will underperform a modest coating that was installed properly. The product cannot rescue the prep.
What actually drives the number
Preparation. A full diamond grind opens the mechanical profile the coating keys into. Without it, the clock starts running immediately. This is the single largest factor and it is decided in the first two hours of the install.
Chemistry. UV stability decides whether the floor near the door still matches the floor at the back in year five. Flexibility decides whether the coating survives a slab that moves through freeze-thaw cycles. Polyaspartic wins on both counts, which is why the systems that last finish with a UV-stable polyaspartic clear coat.
The slab itself. A sound, dry slab is a good host. One with active moisture, unrepaired structural cracks or heavy contamination is not, and no coating fixes that from above. Our guide to why coatings fail covers each of those.
Use. A two-car daily-driver garage is ordinary duty. A workshop where a floor jack rolls around, welding sparks land and solvents get spilled is harder duty, and it will show first in the traffic lanes.
What normal wear looks like
Fifteen years of use does not look like damage. It looks like a slight softening of the gloss where the tires sit, while the flake pattern and colour stay exactly as they were. You tend to notice it only when the light is low and raking across the floor. Nothing is lifting, nothing is chipped, and the floor still cleans up with a dust mop.

The short version
Gloss fading in the tire paths after many years is wear, and a new clear coat fixes it. Peeling, blistering or chipping in the first two years is failure, and it means the prep or the slab was wrong.
What early failure looks like
Failure is abrupt and structural rather than gradual and cosmetic. Sheets lifting at an edge, domed blisters in the middle of the floor, a tire-shaped patch pulled up, or the coating simply chipping off at the door threshold. None of that is the floor reaching the end of its life at year three. It is a bonding problem, and it usually traces back to preparation or moisture.
The practical distinction: wear stays on the surface, failure goes to the interface between coating and concrete. If you can see bare concrete, it is failure.
How to get the long end of the range
- Insist on a full diamond grind. Everything else is secondary to this.
- Have the slab moisture-tested before anything is applied.
- Choose a UV-stable topcoat if any part of the floor sees daylight, which in a garage it does.
- Give the new floor its full cure before parking on it - see cure times and when you can park.
