Pouring a New Garage Slab? Spec It Now, Coat It Cheaper Later

Eight lines to put in the concrete contractor scope so the coating quote later is the flat rate and nothing else. Written for a slab that has not been poured yet.

Eight lines in your concrete contractor scope decide whether the coating quote next spring is our flat $8 a square foot or that plus mitigation work. Every one of them is either free, standard practice, or a small material upgrade at pour time. Every one of them is expensive or impossible to fix once the concrete is down. If you are pouring a garage slab this year and plan to coat it eventually, hand your concrete contractor the table below before the trucks are ordered.

The vapor retarder cannot be fixed later

Everything else on that list is recoverable. This one is not. A sheet under the concrete is the only barrier between wet ground and the underside of your floor, and once the pour is done it is sealed in place, torn or intact, forever.

Two details do most of the work. First, thickness: a 15 mil sheet survives a crew walking rebar into place, where the thin builder-grade poly on many jobs arrives at the pour already punctured. Second, placement: the concrete goes straight onto the sheeting, with no sand blotter layer over the top. A sand layer is a reservoir that stays wet and feeds the slab from underneath for years.

Get this right and the moisture reading at day 28 is a formality. Get it wrong and you are choosing between an indefinite wait and paying for a vapor-mitigation coat under your floor.

Curing: cheapest line, costliest mistake

Curing keeps water in fresh concrete so the cement can finish reacting. There are two ways to do it: keep the surface physically wet, or spray on a membrane that traps the water in. The second is faster and cheaper for the concrete crew, and of everything on this list it is what most often turns an easy slab into an expensive one.

That sprayed membrane is a film. It sits precisely where the coating needs to grip the concrete, and it does not simply wear away. Removing it means extra grinding passes and more diamond tooling burned than a bare slab of the same size would need. Curing blankets or a genuine water cure cost the concrete contractor a little labor and cost you nothing later.

One sentence for the pre-pour meeting

"This floor is getting a coating, so please water cure or use blankets, keep the trowel finish light, and leave it bare - no sealer, no densifier." That sentence is most of this page.

Do not let them polish it

Concrete crews take pride in a tight, hard-troweled surface, and on an exposed floor they should. Under a coating it works against you: a burnished surface is a closed surface, and a coating needs an open pore structure to key into. A light steel trowel or an ordinary broom finish is what you want. Tell the crew up front, because it is a decision made in the last hour of a long pour day.

Protecting the slab for the rest of the build

The slab is finished months before the house is. In that window it becomes the job site floor: buckets rinsed out, roller trays parked, mortar dropped, bagged mortar and salt stacked in a corner, a truck wintering inside before the overhead door is hung.

Drywall compound and paint grind out, mostly. Oil, chloride and acid soak in and stay. A roll of cardboard or a plastic drop over the slab, plus a rule that nothing gets rinsed on it, is the cheapest insurance on the list. What the spec is worth in dollars

A slab built to the spec above gets that number and nothing else. Two things move a job off it, and both were decided at the pour:

  • A failed moisture reading. The remedy is a vapor-mitigation coat across the entire floor before any color goes down. That is an extra product over every square foot and an extra day on site, quoted separately.
  • A cure-and-seal membrane or a burnished surface. Both mean additional grinding passes and additional tooling across the whole slab. On a 600 square foot three-car floor that is hours, not minutes.

Neither is a hidden fee - both are identified at the walkthrough, before you sign anything. But both are avoidable for roughly nothing at pour time, which is the entire argument of this page. Wisconsin specifics

A few items matter more here than they would in a dry climate.

  • The apron takes the beating, not the garage. The slab outside the door lives under de-icer and freeze-thaw cycling all winter, so air-entrained concrete belongs there. Where the finish stops at the door is its own decision - see the garage door threshold and apron.
  • Do not hard-trowel air-entrained concrete. Over-finishing an air-entrained mix traps a layer of air under a sealed surface, and that surface delaminates later in sheets. It is a finishing problem, not an air problem, and it is another reason to keep the trowel work light.
  • Joints will move. An unheated attached garage in Kenosha County swings across a wide temperature range every year and the slab moves with it. How the saw cuts are handled in the finished floor is covered in control joints under a coating.
  • Pour timing. An autumn slab in an unheated garage may not reach a passing moisture reading until spring. If you want the floor coated soon after move-in, that argues for pouring earlier in the season.

New slab spec FAQs

What is the single most important thing to spec on a new garage slab?

The under-slab vapor retarder. It is the only line on the list that cannot be corrected afterward at any price. Everything else on a bad slab can be ground, patched or mitigated; a missing or shredded sheet under the concrete is under the concrete forever.

Will my concrete contractor object to any of this?

Rarely. Most of it is either standard good practice or a cheaper way of working. The one that draws a comment is skipping the spray-on cure and using blankets or a water cure instead, because a spray is faster. Say the floor is being coated and most crews adjust without argument.

Is a curing compound always a problem?

The film-forming ones are, because the coating has to bond where the film is sitting. Dissipating compounds are designed to break down, but they break down unevenly in practice. If a compound is used at all, get the product name in writing so the coating crew knows what it is grinding through.

Should I have the concrete crew seal or densify the new floor?

No. Anything that closes the surface has to be reopened before a coating goes down, so you are paying twice for opposite results. Leave the slab bare and protect it with cardboard or plastic sheeting instead.

How soon after the pour can the floor be coated?

Twenty-eight days at the earliest, and then only if the moisture reading clears. A slab built to the spec on this page tends to pass at 28 days rather than sitting in limbo into the next season, which is a large part of why the spec is worth having.

Does a coating-ready slab actually cost less to coat?

It costs the flat rate, which is the point. Our number covers grind, repair, base, flake and topcoat. The two things that get quoted on top of it - vapor mitigation and heavy removal of a cure-and-seal - are both decided at the pour, months before we ever see the floor.
